The 5 Hottest Zip Codes in Johnson County This Year

The 5 Hottest Zip Codes in Johnson County This Year

Are you wondering which zip codes in Johnson County KS are heating up and why they matter for your real estate goals?
Here’s a quick answer: These five zip codes are showing the strongest activity — rapid price growth, high demand, and strong buyer interest — meaning they’re worth watching whether you plan to buy or sell.

What makes a zip “hot” in Johnson County?

In 2025 the overall market in Johnson County shows solid momentum: the median home price grew about 5.7% year-over-year, with homes selling faster than in past years.
When a specific zip code outperforms those benchmarks, it stands out as a “hot” zone — higher price growth, shorter days on market, increased listing views, or rising home-value metrics.

1. ZIP 66226 (Shawnee)

The average home value here is roughly $476,870, up about 1.9% year-over-year.
But when looking at more immediate trend data, it shows a median sale price of $547,000 in October 2025, and sales volume up 39% year-over-year in that month alone.
This makes 66226 a standout for growth potential and strong competition.

2. ZIP 66220 (Lenexa)

In Lenexa, homes are listed around $660,259 in this ZIP code.
That higher price point reflects strong demand, and the ability of homes in this area to command premium pricing within Johnson County.

3. ZIP 66227 (Lenexa / Shawnee)

At around $555,714 average listing, this ZIP code is also among the most active in the market.
It’s showing signs of strong buyer interest and price strength, making it one of the “hot” ZIPs worth your attention.

4. ZIP 66209 (Leawood)

In one of Johnson County’s premium suburbs, this ZIP code shows average listings at about $656,435
High price doesn’t necessarily mean “over-heated” — it means buyers are willing to pay for what this area delivers, which is a sign of market strength.

5. ZIP 66223 (South Overland Park)

Listings in 66223 are around $484,165, per current available data.
It represents a sweet spot: strong demand, relatively moderate pricing for the region, and upward momentum — a smart zone if you’re looking for value plus growth.

What this means for you

  • If you’re buying, these ZIP codes offer proven demand — plan for competition and act decisively when the right home appears.

  • If you’re selling, being in one of these ZIP codes is a strong positioning tool. Use market momentum in your marketing.

  • For both, working with a team that knows the nuances of each ZIP in Johnson County makes a difference — we at the The Andy Blake Group real estate specialists keep a close eye on local ZIP-by-ZIP performance.

Final takeaway

When thinking “Johnson County KS hot zip codes,” remember: It’s not just about the number — it’s about pace of growth, demand curves, and how your individual home fits into the trend line. The five ZIPs listed above are currently outperforming many peers in the metro, so they deserve serious attention.

What Makes Leawood Estates One of KC’s Most Desirable Suburbs?

Opening question: What makes Leawood Estates such a standout neighborhood in the Kansas City area?
Snippet answer: Leawood Estates delivers a rare blend of established charm, strong real-estate fundamentals, and a coveted location—making it a go-to for many in the Overland Park/Leawood market.

A Snapshot of Leawood Estates & the Leawood Market

Located in the city of Leawood in northeast Johnson County, Leawood Estates sits within one of the metro’s most respected suburban addresses. According to listing data, homes in Leawood Estates come with serious value: examples show median listing prices around $842,000 in the subdivision.

That kind of price point signifies both prestige and demand—and it means if you’re looking to buy or sell here, you’re operating in a serious market.

What Elevates Leawood Estates

Heritage, Architecture & Lot Quality

Leawood Estates features established homes, many with strong architectural bones and mature landscaping. The neighborhood website describes it as “a beautiful neighborhood comprised of close to 1,500 homes on tree-lined streets” in Leawood and Overland Park.
That maturity brings advantages: sense of place, large lots, established infrastructure, and less of the “brand-new subdivision” feel. Buyers and sellers in Leawood Estates appreciate that foundation.

Location & Lifestyle Access

Being in Leawood gives you top-tier suburban access: shopping, dining, parks and trails are all part of the mix. Leawood is recognized as a premier residential community offering “an inviting mix of both elegant established neighborhoods and newer build communities, high-profile commercial developments, and a vast system of city parks, trails, and recreation facilities.”
For example, the nearby Town Center Plaza (in Leawood) is a desirable shopping/dining destination for many residents.
That kind of access boosts day-to-day living and long-term resale appeal.

Strong Real-Estate Fundamentals

The numbers in Leawood Estates reflect strong fundamentals. According to Redfin, the median sale price in this exact neighborhood was about $699,000, up 12.7 % year-over-year as of September 2025.
When you know the market is moving and values are trending, that creates momentum—and as your local agent I can help you time and position your move accordingly.

Strategy for Buyers & Sellers in Leawood Estates

If You’re a Buyer

  • Look for homes that balance legacy + upgrade potential: many homes in Leawood Estates offer strong bones but may benefit from modern updates.

  • Act with purpose: Given demand and the price‐point, partnering with a local expert ensures you move forward confidently.

  • Value the lot as much as the house: Mature landscaping and lot size often play a significant role in this market.

If You’re a Seller

  • Tell your home’s story: “Established Leawood Estates home” is a strong message.

  • Price for today’s market: With median listing price in the high six‐figures and upward trends, you’ll want to set realistic expectation and highlight features that matter (location, lot, updates).

  • Choose the right partner: As someone who knows the Leawood Estates neighborhood and broader Leawood market, I’m positioned to help you showcase value and reach motivated buyers.

Final Takeaway

If you’re considering a move to Leawood Estates, or you’re exploring listing your home there, you’re stepping into one of the Kansas City area’s most desirable neighborhoods. With its blend of established elegance, strong location, and proven market performance, Leawood Estates stands out. Whether you’re buying or selling, having a trusted partner who knows the local rhythm makes all the difference.

Meet Jonna Janzen!

Meet Jonna Janzen!

We’re welcoming a new agent to the team, Jonna Janzen! We’re so happy she’s here! Let’s get to know her a bit more!

1. What made you want to get into real estate? And What is your role on the ABG Team?

I’ve wanted to be in real estate since I was in high school. Shamefully, it was HGTV. But… Since being in the business, I’ve learned it’s so much more than showing a person 3 houses and having them choose. I love the whole process of connecting with my clients and helping them in their Real Estate endeavors and dreams.

I’m a buying and selling agent for The Andy Blake Group.

2. What do you enjoy doing in your free time?

In my free time I enjoy hanging out with my three kiddos, Sam (8), Emelyn (6), and Juliana (almost 4). When I get free time from them, I enjoy going to the gym – not necessarily to be super competitive, but to have a chance to let off steam in a healthy way laughing with friends!

3. Why do you love Kansas City? And what are your favorite KC spots?

I’m still discovering what my favorite places and spaces are. I honestly enjoy driving around Leawood, Prairie Village, and older neighborhoods looking at the homes! I’m a Real Estate nerd!

Fun Fact: I was on the Wichita State Rowing Team. I also rowed two marathons!

THEIR MISSION:

To Radically Change the lives of drug addicts, alcoholics, and those that love them.

THE vision

A program in which 100% of their graduates are still sober for the rest of their lives, where they have homes all across the United States in which their graduates lead these programs and lead men/women to long-term sobriety each and every day.

Where their men/women have changed the face of recovery worldwide. Where each of their graduate’s stories has been told thousands of times, written about, and followed by other men/women like an instruction manual to radical life change.

The Hope is Alive Program is responsible for millions of months of sobriety, and thousands of lives saved. They will redefine the way people get and stay sober.
